If you are covered under the Oakland Tenant Protection Ordinance you can sue your landlord for not respecting your desire to stay in the unit (and not take their money). Under the Oakland Tenant Protection Ordinance, your landlord is not allowed to offer you payment to move out more than once every six months if you ask them not to.
